• Lease Terms



    Our standard lease term is for 12 months (shorter or longer periods are subject to owner approval). ‘Typically’, shorter terms are not approved due to turnover costs, but may be approved with a slightly higher rent....

    We like to end all of our leases ‘On Cycle’ in the April – June time frame. If you’re leasing a property in a month other than this, we may ask that you shorten or lengthen the term of your lease to accommodate this.

  • Security Deposits

    Security Deposits are security for faithful performance of the lease agreement. Unless claimed due to a breach of lease or property damage, the security deposit is refundable within 30 days after move out of the property at the expiration of the lease term and the return of all keys to our office.

    The security deposit is usually equal to one full-month’s rental rate for qualifying applicants.

    We reserve the right to require a higher security deposit for applicants with “bruised” credit and/or pets.

    The security deposit is NOT the last months rent. The Texas Property Code prevents us from treating it as such.


    (a)The tenant may not withhold payment of any portion of the lastmonth’s rent on grounds that the security deposit is security for unpaid rent.

    (b) A tenant who violates this section is presumed to have acted in bad faith. A tenant who in bad faith violates this section is liable to the landlord for an amount equal to three times the rent wrongfully withheld and the landlord’s reasonable attorney’s fees in a suit to recover the rent.

    We will forward the deposit to the address that we have on file for you, so please make sure we have a good address when you move out.

    Funds to Move In

    To move in, we require that you place the security deposit and pay the first month’s rent. These funds must be paid by certified funds (money order or cashier’s check).

    We do not accept personal checks, credit or debit cards for the security deposit and first month’s rent.


    Rent is due monthly on the first day of each month. If the first day of the month falls on a weekend or legal holiday, it is due on the prior business day.

    Rent Payment Method

    Deposits and the first month’s rent are paid by money order or cashier’s check. After the first month you can pay rent, as follows:

    On-line through your Tenant’s Portal (preferred method as tenants can view their ledger, work orders, and receipts). There is no fee to our tenants for using this service.

    By personal check / cashier’s check / money order, delivered to our office, provided that payment is timely and the check is good. With the exception of money orders, all payments should be in a single check.

    We do not accept cash or credit / debit cards.


    Maintenance and Repairs

    The landlord is responsible for repairs, unless the repair was caused by the tenant or their guests.

    Our tenants are expected to maintain the property in good and tenable condition throughout their tenancy. Tenants are usually responsible to:

    Change air filters every 30-days.

    Regularly test and replace smoke detector batteries.

    Treat for bugs (unless you are renting a unit in a duplex, triplex or fourplex and the landlord has agreed to provide treatment). The landlord is responsible to treat for bugs before your move-in and for termite treatment.

    Professionally clean carpets (if applicable) at the end of the end of your lease. A receipt will be required ( a ‘Carpet Cleaner Rental’ will not suffice).

    If you need help, we can recommend our preferred vendors for your ‘Move Out Cleaning’ and carpets. You will get our volume discount….ask for details, we are happy to help!


    Some of our properties accept pets. Contact us for details.

    If pets are allowed, there is a non-refundable pet fee. We will likely want to meet any large dog prior to approval.

    Some pets are prohibited in San Antonio. Here is a link to the City Code on Animals: S.A. Municipal Code

    We also maintain a list of prohibited dogs. This list comes from our property owners insurance and must be abided by.  See Pet Policy.

    Housing Assistance Payments & Section 8

    Currently, we do not have any properties accepting H.A.P. or Section 8 vouchers.
