    My garage opener stopped working

    Look around your garage and locate the GFCI Outlet.  Typically, it is the one with a ‘Test / Reset’ button in the middle of it.

     

    Push the Reset Button and try again.

     

    If this doesn’t work, look inside the electrical sub panel (usually in the garage), see if the circuit breaker is tripped. Turn it all the way Off and back ON again.

     

    If it still doesn’t work, you can submit a Maintenance Request in your Tenant Portal.  When submitting your request, please include as many details as possible, such as “It fell of the tracks” or “It just doesn’t come on, and I have tried resetting the breakers”.

     

    If you need to get out of the garage quicker than we get it fixed, there is usually an Emergency Manual Release on the rail of your opener.  It’s a small rope…. pull the rope all the way down. This should disengage your opener, and you can open / close the door manually.

    My Sink Disposal Doesn’t Work / Makes a Humming Noise

    If there’s no noise at all, it could be a power issue.

    The first thing I would do, is go check the circuit breaker.  Usually this panel is in the garage.  Flip the Garbage Disposal Breaker all the way off, and then back on.  Go see if it works now.  If so, GREAT!

     

    If this didn’t fix it, unplug the disposal, and try plugging something else in to make sure the power works here, a hair dryer works great.

     

    If the dryer works, but the disposal doesn’t, that tells us it’s the disposal and not the outlet.

     

    Now look under the disposal, there is usually a red reset button.  Push the button. Now plug the disposal back in and see if it works.  If it works, GREAT!

     

    If it doesn’t work at this point,  stop and submit a maintenance ticket.  Make sure to detail the steps you have taken so far.

     

     

    If there is a Humming Noise, likely something is jamming the disposal.

    Unplug the unit.  NEVER PUT YOUR HAND IN THE DISPOSAL.

     

    You can use a 1/4″ allen wrench for this next step.  There is a place under the unit for the allen wrench to go.  Insert the allen wrench, and gently rotate back and forth.  Most of the time, this will free up whatever is stuck.  You can use tongs to remove the item now that its loose.

    Is there any regular maintenance to do on my disposal unit?

     

    YES!  About once a month, place about one tray worth of ice in the drain, turn on the cold water, and run the disposal for a minute or so.  Also,  grinding a half lemon will help with any smells.  Follow the same steps, lemon in, coldwater on, run for about a minute.
