Background

The Property Owner switched to Bluefax Property Management from operating as a DIY self manager.

When we came in the current tenants were past due in rent by more than 2 months, and promising to catch up any day.  We were able to get the tenants to move out without forcing an eviction proceeding, and then we worked with the property owner to quickly get the property rent ready.

Improvements

This involved complete interior painting, new carpet throughout and bringing up all delayed maintenance items to par.

Once we listed the property got the property into our syndicated advertising network, we had more than 60 showings within a few days.  Showings were performed by a combination of outside leasing agents and unaccompanied showings using modern scheduling software and one time use electronic codes.

The property was leased and occupied within 17 days of leasing, with a $125 increase in monthly rent.
